Sell as a private or with an agency?

sell as a private or with an agency

Have you decided to sell your home and do not know whether to sell as a private or with an agency?

Having doubts is right and it is good that you evaluate the options available to you.

At Agenzia Immobiliare Sabina we accompany our customers throughout the buying and selling process.

In the last 20 years of business we have had to deal with uncertain sellers about whether to rely on an agency or not and we can understand your doubts.

Precisely for this reason we have decided to draw up a list of advantages and disadvantages to sell as a private or with an agency.

Selling as a private individual

If you decide to sell privately you will have complete autonomy of the sale.

You will be able to decide the market price and personally organize the whole buying and selling process.

You will decide how to communicate and advertise your property (websites, flyers, etc.).

If you decide to sell your property as a private individual, you will be responsible for finding all the necessary documentation for the deed of sale and contacting the notary for the stipulation of the deed.

You will have no brokerage costs and you will not have to deal with a real estate agent.

Disadvantages of selling as a private individual

Although the autonomy of selling as a private individual may attract several sellers, it is good to remember that, so that the deed of sale is not null, it is necessary to find all the mandatory documents to conclude the sale.

Furthermore, it is good that the aforementioned documents are in compliance with the provisions of the law.

Usually, private sales allow the seller to obtain a lower price than what he could obtain through the mediation of a real estate agency.

Selling as a private individual you will have to take into account all the fundamental elements in a buying and selling process:

  • publication of an advertisement on a portal
  • management of appointments (both by phone and on site)
  • management of the communication of the property
  • organization of the complete process

In addition, the sales times may be longer: a real estate agency takes care of managing the entire sales process for you from the moment of the evaluation to the signing of the deed of sale.

Whether you decide to sell as a private individual or with an agency, the presence of a notary is required for the deed of sale.

Advantages of selling with an agency

A real estate agency takes care of evaluating your home and will be able to give you the right advice on how to sell your property.

The real estate agent is responsible for finding all the documents necessary for the conclusion of the deed of sale to be successful.

The agency also deals with the management of appointments and the entire buying and selling process.

If you decide to rely on a real estate agency, all you have to do is maintain good communication with the agents who accompany you during your buying and selling process.

All contacts with online portals and with potential buyers are managed directly by the agency you have entrusted with your assignment.

The same real estate agency will handle communications with the notary and appointments for the stipulation of the sales contract.

Disadvantages of selling with a real estate agency

Deciding to sell as a private individual or with an agency can be complex. However, we want to be transparent and admit that there are also disadvantages to selling with a real estate agency.

It is not always easy to find the real estate agency able to enhance your property.

Selling a property through an agency requires the payment of a commission (agreed with the real estate agency at the time of the assignment of the sale).

Selling a property with the intermediation of an agent will make you “external” to the process.
